Who can live at Wilshire Gardens?

Wilshire Gardens is an independent-living community for adults 55 and older. At least one member of the household must be 55 or better, and household income must fall within the limits of the affordable program. One phone call is usually enough to tell you whether you qualify.

What are the income limits?

HUD sets the limits for Chaves County every year, and they depend on how many people live in the home. Rather than digging through tables, call our office with a rough idea of your monthly income. We can usually tell you the same day whether your household qualifies.

How much is the rent?

Rent for each floor plan is a set amount kept below the market rate through the affordable housing program, not a percentage of your income. Rates adjust from time to time, so please call the office for today's exact figures for a one bedroom or two bedroom and current availability.

Is this the same as Section 8?

No, and the difference is good news. Wilshire Gardens is affordable tax-credit housing, so rents are already set below market for every home and no voucher is required. If you do hold a Housing Choice Voucher, you are welcome to bring it here, and we will explain how the two programs work together for your household.

Is there a waitlist?

Not when a home is open: you can apply right away and move in as soon as your application is approved. With 90 homes, Wilshire Gardens is the largest community in our family, so openings come along more often than at smaller properties. When we are full, we keep an honest, in-order waitlist and call as homes come ready.

What documents will I need to apply?

Plan on a photo ID, Social Security cards for household members, and proof of income such as Social Security award letters, pension statements, or recent pay stubs. The office will hand you the exact checklist when you apply and help you track down anything missing.

Are the homes single-story?

Yes. The homes at Wilshire Gardens are single-story, each with its own private entrance at ground level. There are no interior stairs to climb and no neighbors overhead.

Are pets allowed?

Please call the office for the current pet policy and any deposits that apply. Assistance animals are always welcome in accordance with fair-housing law.

Is Wilshire Gardens accessible for people with disabilities?

Every home sits at ground level, and we welcome reasonable accommodation and modification requests under Section 504 and the Fair Housing Act. Call us to talk through what you need. TTY users may dial 711.

How do I visit the community?

Call us to set a time. Office visits are by appointment so we can give you our full attention, walk the grounds with you, and answer every question without rushing.
