Affordable housing, explained

Income-based senior apartments in Roswell, without the jargon.

Income-based, income-restricted, tax-credit, low-income housing: the labels pile up, but at Wilshire Gardens they all describe one thing. Rents held below the market rate for adults 55 and better whose household income qualifies.

What "affordable" means at Wilshire Gardens

Wilshire Gardens takes part in the federal affordable-housing tax-credit program. In return, rents across the community are capped below the market rate. There is no separate affordable wing and no lottery: the same rules cover all 90 homes, the most of any community in our New Mexico family. Rent is a set amount by floor plan, not a percentage of what you earn.

Who qualifies

Two doors to walk through. First, Wilshire Gardens is a 55-and-better community, so at least one household member must be 55 or older. Second, your household income needs to fall under the limits HUD publishes each year for Chaves County, which scale with household size. Skip the tables: call with a rough idea of your monthly income and we can usually answer the same day, then help you apply.

Housing Choice Vouchers are welcome

Tax-credit housing and Section 8 are separate programs that pair well. No voucher is needed to live at Wilshire Gardens, because every home already rents below market. If your household holds a Housing Choice Voucher, bring it: our office will walk you through how the two programs combine.

What it costs

Program rents are a fixed monthly amount for each floor plan, kept below the Roswell market rate, and they adjust from time to time as the program updates its limits. The office can quote today's exact rate for a one or two bedroom in a single phone call, and check availability while you are on the line.

Who can live at Wilshire Gardens?

Wilshire Gardens is an independent-living community for adults 55 and older. At least one member of the household must be 55 or better, and household income must fall within the limits of the affordable program. One phone call is usually enough to tell you whether you qualify.

What are the income limits?

HUD sets the limits for Chaves County every year, and they depend on how many people live in the home. Rather than digging through tables, call our office with a rough idea of your monthly income. We can usually tell you the same day whether your household qualifies.

How much is the rent?

Rent for each floor plan is a set amount kept below the market rate through the affordable housing program, not a percentage of your income. Rates adjust from time to time, so please call the office for today's exact figures for a one bedroom or two bedroom and current availability.
